Sixty-six storeys stand on the southern tip of Brickell Key, on a site of about five acres with water on three sides. The South Tower holds 228 residences of two to five bedrooms, and two duplex penthouses above 7,800 square feet each carry private pools. Kohn Pedersen Fox drew the masterplan and the tower; Tristan Auer designed the South Tower interiors. Swire Properties is the developer, and a Mandarin Oriental team works the building 24 hours a day.

Ceilings reach 11 feet, and each residence opens from its own elevator and its own lobby. Terraces run 12 feet deep and carry a fitted wet bar with sink and refrigerator. Kitchens are Molteni&C cabinetry with Gaggenau appliances, including a wine cooler that holds 34 bottles. The amenity podium covers more than 100,000 square feet across several landscaped levels.

Prices run from $3,900,000 to $20,000,000, as the developer publishes them. The North Tower opens at $3.9 million and the South Tower at $6.6 million. Nineteen residences are open this week, and delivery is set for 2029. Deposits run 10% at contract, 10% in 90 days, 10% at groundbreaking, 10% at top-off, and the balance at closing.
