Overview

Forty storeys at 456 NE 29th Street, standing on the Biscayne Bay waterfront in Edgewater. Kobi Karp designed the building for SB Development Group and Hazelton Capital Group, with interiors by Dieguez Fridman. There are 134 residences in all: the one-bedroom is 868 square feet, and the four-bedroom 2,763.

Ceilings are 9 feet 4 inches on floors 8 to 32, and 11 feet 10 inches on floor 33. Floor 40 carries the four-bedroom plan under an 11-foot 2-inch ceiling. Every residence has a tiled balcony with glass railings, reached from the living room and the primary bedroom. The spa holds a cold plunge, a hammam and a sauna, and rooftop summer kitchens sit above them.

Prices open at $795,000, and the developer has published no ceiling. Five residences remain, with delivery estimated for the first quarter of 2028. Deposits reach 40% before closing: 20% at contract, 10% ninety days after groundbreaking, 10% at top-off. Poolside cabanas start at $190,000 and private offices at $195,000, both sold separately. The building faces the water at 456 NE 29th Street, on the Edgewater shoreline. Its own fact sheet prints the address as 496 NE 29th Street, so we ask the developer which number the deed will carry. The ground level opens onto the Baywalk and holds a dock for water sports. Wynwood, the Design District and Downtown ring the site inland, and the sales gallery is at 2935 Biscayne Boulevard.
